Is It Time for a Career Change?

Another thing that is so fascinating about selling real estate is that what we work on is always changing!
Even though we do the same thing over and over (help people buy and sell houses) the people, the properties and the situations are often very different. 
Many find the changing climate somewhat invigorating!

Becoming licensed to sell real estate in British Columbia is pretty straight forward.
The course that prepares you for the licensing exam is self-taught via correspondence.
Warning – it can be dry at times.  I always joke that it seems as if it was written by a schizophrenic person as it seems that the curriculum jumps from topic to topic and learners are often wondering how it is all connected.  Alas, that is the true nature of the real estate licensee, we have to know a little bit about a lot of things!  For instance, we are not appraisers yet we give evaluations of market value of homes so we must understand the appraisal process and the various approaches.  We are not lenders yet we must understand mortgage calculations and terms so that we can assist our clients.  We are not home inspectors, and yet we need to have a very good understanding about the key components of a home and the wear rates and costs to cure of these components.  Real Estate Licensees are not lawyers and yet one of our main functions is to draft legally binding Contract’s of Purchase & Sale (the document that is used to buy real estate).  Get my drift?

It takes on average, approx. 3 month’s to complete your licensing course and it’s required assignments. The assignments and practice exam questions are designed to reinforce concepts that you read in your licensing manual and prepare you for the exam.  You will also have access to an online portal which provides you with additional information
and the ability to attend in person lectures.  TIP – Complete it as quickly as possible.  Avoid dragging it out…remember you are preparing for an exam
and you need this information fresh in your brain to be successful.

Once that you have completed your licensing course you may book your exam.  The exams are scheduled 4 times in the Southern Interior in Kelowna during the year or you can write your exam in Vancouver where it is offered 5 days a week!  TIP – Write in Vancouver as you will often get your results the next day by noon as opposed to waiting for 3 weeks when you write in the Kelowna! 

Before you take the leap…

  1. You are starting a new business.  It will take time to get it off the ground.  Do you have the financial wherewithal (savings or second income in your family) to see you through until your business is profitable?
  2. Do you meet the requirements to become licensed in BC?  Am I of good reputation?  Will my education satisfy the English Language Proficiency Requirement?
  3. Talk to a real estate broker.  You will need to be licensed under a Real Estate Broker and Brokerage Firm who is responsible for your actions. You and your spouse may have questions about how the industry works and what kind of training and support that you can expect to receive… ask them early.
